Staging Tips & Tricks to Sell your Home

Although staging your home to sell is optional, it really shouldn’t be. Whenever we are entrusted to sell a home for a client, we set up a walk through of the home before pictures are taken for marketing to discuss staging options. Potential buyers aren’t just looking for a house to live in – they’re looking to improve their lifestyle. Staging helps buyers picture themselves living in a home.

From selling, and therefore staging, a ton of homes over the past year we’ve compiled a list of our biggest lessons learned and tips for staging your home to sell.  

1. Choose neutral colors. When getting ready to sell, it is not the time to bust your guest room’s fun lime green bedspread. Stick with neutral colors – mostly whites and light grays to make everything look clean, crisp and pulled together. Swap out all bathroom and hand towels around the home to be freshly cleaned and white.  

2. Keep Your House Clean: From sparkling countertops to spot-free floors, every surface should be perfectly clean. All clutter should be removed – we help sellers hide it in the garage, behind shower curtains (shhh, don’t tell!), and sometimes in off-site storage units. With that being said, our team will help you stage by finding the balance between being cleaned and lived-in. We will help you decide what few items will make your home appealing. Think about flowers beside the sink, a new bar of soap or a staged coffee set up in the kitchen. 























3. Stage the outdoors too: Staging the outside is all about two things. First, is curb appeal. Make those doing a drive by want to schedule a showing. It’s your first chance to make a good first impression. Second, staging the outside is also about playing up the outside square footage as livable space. Set up your patio to read, “What a great spot to have a glass of wine” even if you’ve never sat outside once.       

4. Think Through Picture Angles: Without feng shui-ing your whole home, a large part of what we do during our staging walk through is think about where the professional home photographer will stand to snap pictures of your home. This viewpoint will help us adjust the angle of your side chairs, lay the blanket on your bed a certain way, and open blinds and curtains a certain degree. You want to be as specific as which side of the sink you put your soap on – the details during staging matter.
